Garrett RV & Boat Storage Lease Terms

1. Storage Agreement Overview
Storage is provided by Garrett RV & Boat Storage, operated by Bradley L. Garrett, located at 1486 Builders Way, Prescott, AZ 86301.
This agreement applies to all tenants storing vehicles, boats, or trailers on-site. Your assigned space and access credentials will be provided upon confirmation of your reservation.

2. Disclaimer of Liability
While we strive to maintain a secure environment, Garrett RV & Boat Storage is not liable for any loss, theft, or damage resulting from fire, weather, vandalism, or other unforeseen events. You store your vehicle at your own risk.

3. Lease Term & Payment
Lease Term: Month-to-month unless otherwise agreed in writing.
Monthly Rate: Based on space size.
Payment Due: On or before the 1st of each month.
Late Fees: A late fee will apply if payment is not received by the designated date.
Proration: The first month may be prorated. The final month is not prorated.
Payment Method: Card must be placed on file via the secure reservation portal.

4. Access & Gate Code Security
Access Hours: 24/7, 365 days a year.
Gate Entry: Requires a unique, 4-digit LiftMaster code.
Code Management: Codes are updated annually and distributed via email on January 1.
Security Rule: Do not share your gate code. Misuse may result in immediate termination of your lease.

5. Tenant Responsibilities & Lot Rules
Speed Limit: 5 MPH on property.
Cleanliness: Keep your storage area free of trash and debris.
Prohibited Items: No flammables, explosives, illegal materials, or hazardous substances.
Insurance: Tenants must carry comprehensive insurance on stored property and provide proof upon request.
Vehicle Requirements:
Must be in good condition, operable, and free of leaks.
Vehicles older than a certain year or in disrepair may be denied.
Storage Etiquette: Vehicles must be parked within assigned boundaries—no overhanging into other spaces.

6. Security Monitoring
The facility is monitored by 24/7 video surveillance.
Footage is stored for up to 60 days and may be reviewed for incident resolution.
While cameras enhance security, they do not guarantee prevention of loss or damage.

7. Non-Payment & Default
If rent is more than 30 days past due, the following actions may be taken (in line with ARS 33-1704):
1.Your access may be revoked, and your vehicle secured in a separate location.
2.After legal notice, your vehicle may be sold to recover unpaid fees.

8. Termination of Lease
Notice Required: At least 14 days’ written notice before vacating.
Refund Policy: No refunds for unused time within the billing period.
Overstays: If not vacated on time, an additional rental period will be charged.

9. Legal Jurisdiction
All agreements are governed by Arizona State Law, with legal disputes to be resolved in Yavapai County.

10. Agreement & Modifications
This online policy reflects the complete agreement between the tenant and Garrett RV & Boat Storage. Updates or changes will be communicated in writing and reflected on this page.
